Calgary Housing Market October 2025 | Sales, Supply & Price Trends

Pace of New Listings Growth Slows, Preventing Further Inventory Gains

The Calgary housing market in October 2025 saw a modest pullback in new listings combined with a slight pickup in sales, helping to ease inventory levels after several months of steady gains.

With 6,471 units in inventory and 1,885 sales, the months of supply fell to 3.5 months, down from four in September. While row and apartment-style homes continue to report higher supply levels relative to demand, conditions remain fairly balanced for detached and semi-detached properties.

Calgary Real Estate Sales and Market Conditions

Year-to-date sales in the city reached 20,082 units, down nearly 16 per cent year-over-year, though still consistent with long-term historical trends. The most notable declines have been in the apartment and row-style segments, where rising rental supply and stabilizing rents have softened ownership demand.

“Improved rental supply and easing rents have slowed ownership demand for apartment- and row-style homes. It is also these segments of the market that have seen October inventories reach a record high for the month,” said Ann-Marie Lurie, CREB® Chief Economist. “Excess supply for apartment- and row-style properties is weighing on prices in those segments more so than any other property type, influencing total residential prices.”

Calgary Home Prices: October 2025

The unadjusted residential benchmark price in Calgary was $568,000 in October, down –1% month-over-month and –4% year-over-year.

The largest price adjustments occurred in the row and apartment segments, where prices declined by –6% and –7% year-over-year, respectively. Detached homes, meanwhile, have shown greater stability, supported by balanced conditions and ongoing demand in mid-range price brackets.
