Calgary Housing Market April 2026 | Sales, Supply & Price Trends

by Madison Ogilvy

Balanced Market Conditions Continue, with Apartments Lagging

The Calgary housing market in April 2026 continued to follow typical spring trends, with both sales and inventory increasing compared to March. However, despite the seasonal lift, overall activity remains slightly below last year as the market adjusts to improved supply and more moderate demand.

There were 2,104 sales in April, representing a –6% year-over-year decline. The easing in sales reflects a broader shift away from the strong demand seen in recent years, largely driven by slower migration growth and increased housing options across all property types.

“Sales were expected to ease this year as our market transitioned away from strong demand driven by rapid migration,” said Ann-Marie Lurie, CREB® Chief Economist. “Improved supply choice has reduced urgency among buyers, helping shift the market toward more balanced conditions. However, the detached market continues to face limited supply, while apartment condominiums are seeing buyer-favouring conditions.”

Inventory Levels and Market Balance

April saw 3,829 new listings, keeping the sales-to-new-listings ratio at 55% and supporting further inventory gains. Total inventory reached 5,973 units, up nearly +2% year-over-year.

Overall market conditions remain relatively balanced, with just under three months of supply citywide. However, this varies significantly by property type:

  • Detached homes: Just over 2 months of supply (tighter conditions)
  • Semi-detached homes: Balanced conditions
  • Row homes: Near balanced levels
  • Apartment-style homes: Over 4 months of supply (buyer-favouring conditions)

Calgary Real Estate Prices: April 2026

The total residential benchmark price rose to $568,800 in April:

  • + month-over-month increase (typical seasonal gain)
  • –3% year-over-year

Monthly price gains were strongest in detached and semi-detached homes, supported by tighter supply conditions. Meanwhile, apartment-style homes continue to experience downward pressure, with year-over-year price declines nearing –9% due to elevated inventory levels.

What This Means for Buyers and Sellers

So far in 2026, the Calgary housing market has been defined by diverging conditions across property types. Detached homes in some areas are still experiencing seller-favouring conditions and price resilience, while apartment-style units are firmly in buyer territory with more choice and price adjustments.

As we move further into the spring market, these differences will continue to shape opportunities depending on what and where buyers are looking.
