Calgary Housing Market March 2026 | Sales, Supply & Price Trends
Market Conditions Vary by Property Type as Spring Begins
The Calgary housing market in March 2026 continues to show mixed conditions depending on property type as we move into the spring market. While inventory levels increased as expected seasonally, supply remains elevated for apartments and row homes and tight for detached properties.
There were 1,881 sales in March, up from February but still –13% year-over-year and below typical levels for this time of year. The decline was largely driven by slower apartment-style sales, as increased supply and easing migration levels give buyers more choice and less urgency.
“When we look at the overall numbers, conditions appear relatively balanced,” said Ann-Marie Lurie, CREB® Chief Economist. “However, the reality is a split market—tighter conditions for detached homes and more buyer-friendly conditions for apartments.”
Inventory and Market Balance
Inventory trends continue to vary significantly across property types:
- Detached homes: Tight conditions with just over 2 months of supply
- Semi-detached homes: Balanced conditions
- Row homes: Increasing supply, nearing 3 months
- Apartment-style homes: Oversupplied, approaching 5 months of supply
Citywide, these differences are balancing each other out, keeping overall conditions relatively stable, even as individual segments move in different directions.
