Calgary Housing Market February 2026 | Inventory, Sales & Price Trends
Detached Market Remains Tight While Apartments Face Oversupply
In February 2026, the Calgary housing market continued to show significant variation by property type. Detached and semi-detached homes experienced the tightest market conditions, with less than three months of supply, keeping competition high among buyers. Row homes saw slightly higher supply relative to demand but remained relatively balanced.
In contrast, apartment-style properties are dealing with excess supply, maintaining a buyer-favouring market, particularly in the condo segment.
“Slowing migration levels are coinciding with rising apartment supply. Calgary reported record-high starts in 2025, largely driven by apartment construction, with nearly 18,000 units currently under development,” said Ann-Marie Lurie, CREB® Chief Economist. “While most of these units are rental-focused, they also influence condo ownership markets. Meanwhile, the detached market remains relatively balanced in higher price ranges, but homes priced below $700,000 continue to face limited supply and strong buyer demand.”
Inventory and Sales Trends
Citywide, inventory levels reached 4,822 units in February, with condominiums and row homes making up more than half of all listings. Sales totaled 1,526 units, marking an –11% year-over-year decline, driven primarily by lower activity in row and apartment-style homes.
Despite differences across property types, overall conditions remained relatively balanced, with:
-
Months of supply: 3 months citywide
-
Sales-to-new-listings ratio: 55%
Calgary Real Estate Prices: Mixed Trends by Property Type
Typical seasonal patterns in early-year activity led to monthly benchmark price gains for most lower-density homes. However, apartment-style units continued to experience price declines, reflecting oversupply in the condo market.
-
Total residential benchmark price: $560,500 (+1% month-over-month, –4% year-over-year)
-
Detached and semi-detached homes: modest monthly gains, helping offset apartment pullbacks
-
Row and apartment homes: price adjustments due to higher inventory and slower demand
Overall, while low-density markets provided price stability, oversupply in high-density homes continues to weigh on Calgary real estate prices in 2024–2026, particularly for the apartment segment.
