Calgary Housing Market February 2025 | Sales, Supply & Price Trends

by Madison Ogilvy

Inventory Growth Continues in February

For the second month in a row, the Calgary housing market in February 2025 saw a substantial increase in inventory. Active listings rose by 76% year-over-year, reaching 4,145 units. While growth occurred across all price ranges, the most significant gains were in homes priced under $500,000.

The surge was largely driven by the apartment and row/townhouse markets, where affordability continues to attract both first-time buyers and investors.

  • Overall months of supply: 2.4 (similar to January, but more than double February 2024)

  • Apartment-style supply: 3.1 months, making it the most balanced segment

Sales Activity Remains Above Long-Term Trends

There were 1,721 sales in February. While this marks a 19% decline from February 2024—and a clear step down from post-pandemic record highs—sales still outperformed Calgary’s long-term averages for the month.

  • New listings: 2,830, in line with historical norms

  • Sales-to-new listings ratio: 61% (above historical averages but below the past three years)

Alan Tennant, President and CEO of CREB®, noted:

“Even though more people listed their homes for sale, there were actually fewer sales than in February 2024. So, we’re seeing the seller’s market of the past two or three years ease off. In turn, that’s caused the pace at which prices are increasing to slow down a bit, which should come as welcome news for buyers.”

Calgary Home Prices: February 2025

The Calgary benchmark price in February 2025 was $587,600, showing stability compared to late 2024 and a modest 1% increase year-over-year. Price trends varied by region:

  • City Centre and North districts: modest price declines

  • East district: strongest growth, with prices rising over 3%

What This Means for Buyers and Sellers

The market is shifting toward more balance as inventory builds and sales ease. For buyers, especially in the condo and townhouse segments, increased choice and slower price growth are positive signs. Sellers in detached segments may still benefit from relatively tight supply, but competition is no longer as fierce as in recent years.

Key Takeaway

February 2025 highlights a market in transition. With inventory up 76% and sales normalizing, Calgary home prices are stabilizing after years of rapid growth. Buyers should watch the apartment and row segments for opportunity, while sellers need to be mindful of rising competition in the under-$500,000 range.
